July / 2020CENERO converts Halle property with several buildings from a single- to multi-tenant site in a minimally invasive way

CENERO Energy GmbH prepared an energy assessment of newly acquired properties in Halle (Saale) for SRM Holding GmbH. The properties consist of several buildings used for different purposes, all of which were originally built by GDR production companies.

CENERO is familiar with the challenge of service charge billing, the impact of which is often underestimated when purchasing former industrial sites. Often, there is only one main meter, i.e. the energy consumption cannot be divided between the tenants. However, on the site originally used for industrial purposes, several tenants are now under contract in different halls. Floors are rented out individually, the warehouse is divided into different rental areas, and a part of the property has been removed from the sale. All tenants demand their own, comprehensible, legally secure service charge bill. But the necessary structures are lacking. And the project developer must be kept free from the billing process.

CENERO has now converted the entire property from a single to a multi-tenant model. With an inventory analysis, CENERO was able to uncover the optimisation potential in electricity and heat distribution. Over a period of 12 months, the measures were then implemented, meters installed and the losses in electricity and heat reduced. 

What sounds simple at first sight has several different components. Managing Director Gerrit Baumann explains an important one: "From my point of view, one advantage of CENERO is that we focus on minimal effort wherever possible. Where others would possibly set everything up from scratch, we try to leave the existing systems intact and only convert the energy distribution system where necessary in a minimally invasive way. This avoids unplanned and avoidable investment costs."

This is where the experience of CENERO comes into play, as their consultants and engineers work out the right combination of technical and economic implementation within the legal framework for each individual property. For Halle, it is also interesting to see how the energy supply can be designed in other places in the future. In particular, the transition of the heat supply from oil to a sustainable supply can lead to an improvement in their CO2 footprint.
